Prairie Village KS--Home Sales Statistics for November 2012

I love selling homes in Prairie Village, Kansas -- such a great location and various price points to suit any budget. For many first time buyers, Prairie Village is a very desirable area.. One can generally buy a three bedroom, two bath updated home for $250 or less...but you have to be quick when those hit the market, especially if they are located within easy walking distance of the Prairie Village shop. They sell very fast.

Let’s check single family home sales statistics for Prairie Village for November 2012:

In November 2012, 39 single family homes sold. The average list price was $200,386 and the average sales price was $194,786. Average days on market: 86.

In November 2011, 36 single family homes sold. The average list price was $210,120 and the average sales price was $200,336. Average days on market: 106.

That average list/sales price is pretty low--this can be explained by more of the lower priced homes selling in November rather than the higher priced ones. Also, the longer a home sits on the market, generally the lower the price at final sale.

Let’s compare year-to-date figures:

From January - November 2012, 415 single family homes sold. Average sales price was $222,767. Average days on market: 93.

From January - November 2011, 360 single family homes sold. Average sales price was $207,491. Average days on market: 95.

Average sales prices are increasing in Prairie Village compared to one year ago--this has been a consistent trend all year. More units are selling; days on market have not changed significantly. Currently, there are 78 active single family homes for sale in PV, with an average list price of $293,364. The lowest priced home is $76,800 and the highest priced home is $3million.
