My New Years Resolution !

Do you have a New Years Resolution? Have you had them in the past and have you kept them? I have, that is to say I have had them in the past but most often I have not kept them!

This year will be different! Because this year it needs to be. My New Years resolution is to go back to work. For a Real Estate agent that means to go back to the basics.

No small feat for an agent who has been in business for 25 years. What is back to the basics for me? First of all let me say where I am currently at. For the past 5 years in this horrible down market I have pretty much lost all of my previous clients who were renovation contractors. They still had mad skills but had no Buyers for the product. So quite frankly I spent most of time working doing BOP and or property inspection reports for the lenders.

Fact is I did not persue any listings as listings were just not profitable and were a huge financial drain. Besides the BPO work put beans and bread on the table.

The best way I can explain the back to work issue is from an example that I had heard about years ago from a long term Real Estate agent who dominated her market for years. Her Husband had been transfrered to a different state where she had no ties what so ever. After a few months she was being interviewed by a local reporter who had noticed this lady's quick rise in the local area, he asked her what was the cause of her success.

Her response was simple and all telling. You see she said it is my belief that in city's with a pretty large market area there are only a couple of agents who are really well known. Yet there may be thousands of agents only a few or well known enough that there names could be repeated if the question was brought up in a social setting. That means that your name is just as important in the minds of most of the public as the other professionals who may have been working there for several years but do not have that recognition. As long as you know what your talking about you will do just fine.

So what have you done to do so well he asked. I just went back to work she said back to doing the basics. In Real Estate Buyers still want to buy and Sellers still want to sell and Agents still represent all of the parties. So I treated my new location as a challenge to build my data base by going back to work. The first few weeks it was strictly on the phone 8 hours a day calling Expireds and Fsbos and or cold calls. You would be amazed at how many working agents dont do thes basic things.

Before you know it I was filling up my appointment book with solid leads because as I said you just have to know how things work and then hit it!

So for me that is my New Years Resolution to Go Back to Work ! How about you whats your resolution. Will you complete it?

What can we do for you today?

Herb staying on the basic path is always the best way to move forward. I have alot of plans this year one is to blog each day either here of on my Texoma News Blog. I wanted to get to 300k points but missed that goal by a fair shot but really moved up in the ranking so here goes to see how long into this year before I hit the 300k mark.

Listing is the only way to function now. I work with a lot of buyers~ it is not easy. Even they are ready, able and very willing, they become frustrated after several attempts of sending full price offers. So few properties are for sale. WE need more. Yet, homeowners are waiting...unless they must sell, they don't want to move and just rent their houses out.

I do feel for you and your business. For the past twenty years I always encouraged my Builders and my Rehab clients to have there homes professionaly Staged. During the past 5 years many of those Builders and Rehabbers simply did not do any work or when they did they cut back on everything. Home Stagers were the first to go. Blogging is definetely a discipline. When I started here on AR back in 2007 there were only about 10,000 agents. I hit it hard for a long time and then it just seemed as if my mind dried up and I had nothing more to share. But here I am again. Good luck to you and Happy New Year.

It sounds as if your area is experiencing the same as our area. Lack of Inventory. It will take some time for the public to make that change as they have only heard what a terrible market it is for the past 5 years or so straight. That kind of daily bombardment on the mind is not easily changed. Results will make that go away. Happy New Year to you.

I would say good luck with your business in 2013, but you don't need luck because your doing the work that so many don't and won't do.  I, too, am going back to work after nearly two years off from taking care of family members.  I am looking forward to getting back in the game and your right, it's all about the basics and your daily prospecting!!!!!!!  Here's to a Happy, Healthy and Prosperous 2013!!!
