There are a variety of reasons why a home fail to sell; many times it is the price or condition.

I decided to take a closer look at the comments on the listing sheets and concluded some of these could very well be reasons why these homes failed to sell.

Take a look and you will see exactly what mean.

  • Need 24 hours notice
  • Wear clean socks no shoes in house
  • Can be shown only on weekend
  • Owner must be present
  • Accompanied showing
  • Friendly dog, will bark but won’t bite     read more..............

Those are precisely why some homes don't sell.  "NEXT!" is the battle cry of many Realtors when there are barriers to seeing a property.

Jennifer, those are definitely valid reasons as to why a home may have failed to sell...it probably had a hard enough time being shown in the first place! :)

You hit the nail right on the head. I have been out with clients and we drive by a house that they absolutely love and want to see tomorrow.  Well....you know the end of the story...the friendly dog, didnt give enough notice, my clients wear flip flops and werent going to walk on the floors barefoot, etc.

Its our job to educate our clients as to what helps sell a  home and what will stop it from selling.

Jennifer, This morning I tried to make some appts for a buyer to see some condos today. Haven't been able to schedule any yet. Either they are only showing on weekends and 1 will only show on Sundays!

Jennifer, boy did you hit the nail on the head --- and also add 24 hour notice and only 1 hour showing restriction.    The less restrictions, the better chance you will sell the house!
