Some REALTORs say no but I think forewarned is forearmed. Plus finding out and repairing any items before the home hits the market is much less stressful than trying to get repairs done after going under contract.

I would say yes if they understand that the buyer’s inspector may find additional and/or different items that will have to be addressed. I have had some sellers do pre-inspections and they seem to feel that their job is done. (usually before I became involved in the situation), and I do advise them that they may still need to repair some items after the buyer’s inspection.

problemsIn some situations; pre-inspections can cause disputes. Several pre-inspectors found some things wrong; the sellers went to the trouble and expense of having those items repaired and thought that was the end of it. Then along came a buyer who, of course, had his own inspector who found several more items: some semi-serious and some not really covered in the contract but the inspector has to show them.

Now, of course, the buyer wants them fixed. No, we don’t fix cosmetic items, but having a long list of items sets the buyer off on a sour note. The seller is saying no, he’s not paying for anymore fixes. He had a pre-inspection done; and repairs were made. He may think the buyer is trying to rip him off.

Why not wait to have the inspection done and covered by the contract. Isn’t that Inspection what the contract is for? Most sellers are aware of the condition of their home; they know if there are any major problems like a/c issues or missing roof shingles, and should disclose it or repair it.

So my answer to that question is yes and no. If the pre-inspection is already done, then explain to the seller that the buyer's inspector will have his own list and more repairs may be needed. If it hasn't been done, I usually advise not doing it but waiting for the buyer's inspection unless, of course, I see a glaring issue in need of addressing.

If you can talk the sellers into it then I would say that it is a great idea.  I personlly have never had them do it or bring it up.  What we have done plenty of time though is get them to order their own appraisal right off the bat.  What a great tool, at their expense, to drive a realistic listing price.

Annie, I think the pre-listing appraisal is a great idea also and we also found it is a great tool for selling real estate.
