Located at 6140 Monterey Road in the Hermon area within the city of Los Angeles is the Surfwood Monterey condominium complex. Built in 1989, the 92 unit Surfwood Monterey complex features single level two bedroom and two bath homes in a variety of floor plans.
Floor plan features include fireplaces(some plans feature two), in-unit laundry connections, high ceilings(higher in some plans with clerestory windows) and either a private balcony or patio. The complex is comprised of three inner courtyards and a lobby entrance. There are two elevators serving all floors and subterranean parking with two secured entrances. A pool, spa, lounge/patio area and fitness room are all part of the professionally managed Surfwood Monterey condo complex. The exterior of the complex was painted within the last few years and is generally well-maintained.
So where is Hermon? This is not an uncommon question even to people who live in the area. The historic Hermon neighborhood is a part of the city of Los Angeles, zip code 90042 - the same as Highland Park, Monterey Hills, Garvanza and Arroyo View Estates. It is adjacent to the city of South Pasadena and the El Sereno and Montecito Heights neighborhoods too. Despite its somewhat hidden location -- it is highly convenient with easy access to the Arroyo Seco Parkway(110) as well as two Gold Line light rail stations(Highland Park and South Pasadena). In Hermon, you can find the Hermon Dog Park(Avenue 60) and a welcome addition to the neighborhood - Fresco Community Market - an independently owned grocery store where customer service ranks high. At Fresco Community Market you can find organic produce, in store bakery with wi-fi access, an extensive wine selection, butcher, deli plus everything you would expect to find in a grocery store.
As of today January 2, 2013 there are no properties available for sale in Surfwood Monterey. There are two units in escrow and one unit “on hold” -- all are short sale listings subject to approval by lender(s) and other lien holders. In 2012, there were eight sales according to our local multiple listing service(MLS) and they ranged in closed price from $200,000 to $235,000 with an average sales price of $219,750(median $225,000)with an average sold price per square foot of $203.97. Of the sales in 2012, four were standard/equity transactions, one was bank owned/REO and three were short sales.
In 2011, the number of sales in the complex was seven according to our MLS. These sales ranged in closed prices from $170,199 to $262,000 with an average sales price of $211,314(median $210,000) and an average $203.19 average sold price per square foot. Of the sales in 2011, six sales were bank owned and one was a short sale.
For comparison purposes, there were two sales in 2010 according to MLS statistics. Both short sales they sold for $255,000 and $250,000 with an average price per square foot of $254.03.
