How close are you to buying recreational property? Have you considered the distance between you and your property? How close is too close and how far is too far? Great questions to consider before you take advantage of the low interest rates available today.
I have sold 35 pieces of recreational property in my 14 years of being a real estate professional. Of those 35 pieces; I have sold 14 of them twice. The main reason for the duplicate sales was the buyers didn't consider the distance between home and heaven. In some cases the property was too close, the buyer didn't feel they were getting away from the hustle and bustle of everyday life. The other buyers didn't consider the distance of being too far from their recreational property. It was too hard to get there on a Friday afternoon and turn around and come back on Sunday.
When my wife and I decided to buy some recreational property, it was far before I became a real estate professional. We love to go skiing in the winter so we searched for cabins in the mountains which would put us close to both downhill and cross country skiing areas.
Two problems arose;
- We were 2 hours before we could find something we could afford...
- Our snow season is 4 to 5 months long and there were no other amenities to get us to the cabin the other 7 to 8 months of the year...
Next, we headed to the ocean, Ocean Shores to be exact. It was August and the weather was sunny and all the shops and restaurants were busy. We could see ourselves here. We look at several properties and then decided to come back after Labor Day and decide which property to buy. When we returned, it was like night and day. Ocean Shores was now a ghost town. Most of the shops had signs saying closed till Memorial Day. After a 2 1/2 hour quiet drive home we decided again that we would not get the use or value out of any property in the three months Ocean Shores seemed to be available for fun...
We could not find the answer until we stumbled upon Hartstene Pointe.
- It was just over an hour drive from home.
- It had three and half miles of private beach
- It has two boat launches
- It had incredible sunrises and sunsets
- It had a community swimming pool and three tennis courts
- It had its own marina with slips for sale
- Harstine Island has a bridge rather than a ferry to depend on
- We found several properties we could afford
This was in 1993 and we've been proud owners ever since. In fact, after telling people this story 9 out of 10 times, my recreational property buyers; all buy at Hartstene Pointe. If I can get them in the car so they can witness the endless possibilities; their hooked...
