Was That My Buyer's Car That Ran Off the Interstate & Flipped Over in My Rearview Mirror?

Yep, it sure was. Now showing real estate in the winter in Montana has its challenges for sure, but this was definitely a first.

We had some clients that were driving through Montana on their way to Arizona. They had called about a beautiful piece of land we had listed and wanted to see it and a few others. I agreed to meet them the next morning at our local restaurant.

When I arrived, I offered for them to ride with me as I have four-wheel drive and snow tires and we were going to look at some recreational properties where the snow could get fairly deep. They said they preferred to take their own car because they had their dog with them - an adorable lab puppy. So we set out to look at land.

Our first property was just a few miles off the interstate. Everything was going well and they wanted to see the next property so we went to get back onto the interstate. The interstate itself was actually not bad but the on-ramp we were using was pretty slushy. We were both driving very slowly, not over 35 mph.

I got to the interstate and was looking in my rearview mirror to make sure that my buyers were still behind me when I couldn't believe my eyes. Their car was swerving back and forth up the on-ramp and by the time they hit the interstate, there was no gaining control. They hit the snow on the side of the road and went off down the sloping embankment. Somehow their car flipped completely over on its side and then came back upright landing against a tree at the bottom of the embankment.

I stopped my car immediately and pulled over to the side of the road. I thought, this doesn't look good and called my wife who was at home. This part of the interstate has very patchy cell phone coverage but somehow the call made it through. All she could hear was "accident, Lozeau Exit, call an ambulance". I was running towards my buyer's car at the time so was also out of breath. She was quite freaked out of course but called 911 and requested an ambulance be sent to that exit.

When I reached the car, I was relieved to find that everyone was ok, even the dog. The car landed upright and everyone got out and was walking around. Once I knew everyone was going to be ok, I went back up the hill and called my wife back and explained what happened. Her heart was racing but she was relieved to hear that everyone was ok.

The highway patrol arrived first and then finally the ambulance. We called a tow truck as the car was totalled and the highway partolman issued my buyers a ticket. My buyers were in good humor and were just relieved that no one was injured. They didn't feel they needed an ambulance so I offered to give them a ride back to town. We had lunch together and tried to get everyone's blood pressure back to normal after the incident. The nearest town for a car rental is an hour away so I offered to drive them in so they could get a rental car. They said they were most disappointed that they couldn't look at the other properties we had planned to see! They were going to continue on their trip but have plans to come back to look at land - hopefully when it warms up a bit!

Wow that must have been absolutely frightening.  I'm glad to hear that everyone was okay and that you wre able to get them on their way home safely.

Wow, that is quite a story! Glad to hear everyone was o.k.  I have buyers follow me many times, I can't imagine looking in my mirror and seeing that.

01/29/2008 09:57 AM by Mike Mitchell - REALTOR® - St. Clair Shores, MI (GMAC Real Estate The Kee Group)

It sucks that they ended up with a ticket as well!  Like they hadn't had enough penalty by having a totaled car!  Glad everyone was ok, though.

01/29/2008 10:13 AM by Gregory D. Maley - Metropolitan Washington, DC REALTOR (Coldwell Banker Residential Brokerage - Chevy Chase)

Hi Cindy - it was very frightening - definitely not something we want to happen again.

Mike - we have buyers follow us quite often as well. We'll be watching them closely from now on.

Gregory - it did suck that they got a ticket too after all that. It was for reckless driving and I think cost them about $130. Then they had their car towed to Missoula which is about an hour away which I'm sure wasn't cheap either.

01/29/2008 10:19 AM by Kevin & Monica Ray, Missoula, Superior & Western Montana Real Estate Specialists (Streamside Realty )

What a story!  I am so glad they were all ok.  I think after that I might have thought twice about buying land in the area!

01/29/2008 10:20 AM by Kim Peasley-Parker (AgentOwned Realty)

That is one crazy story.  You have to love the snow

01/29/2008 10:32 AM by Bronson Barber (Utah Select Realty)

I can't imagine. Here in Georgia, EVERYTHING closes up when there's a single snowflake spotted within a mile.

You just endeared yourself to your buyers, congratulations.

Glade to hear that they were ok.

01/29/2008 10:47 AM by Chris Frantz (Exit Success)

Holy moly!!!! That would have scared the crap out of me! I am happy to hear everyone was OK. This has got to be a REALTORS(R) worse nightmare.

01/29/2008 10:58 AM by Bryant Tutas-Tutas Towne Realty, Inc

Kim, Bronson, Karen & Chris - thanks for stopping by.

Bryant - you're right, this is definitely my worst nightmare but we are fortunate everyone was ok.

Whoa.... what a crazy, scary story... glad everyone's okay

01/29/2008 11:14 AM by Dalp Pearson (Dalp,Inc.)

That's one real estate story you'll never forget.  Thank goodness they were okay although I bet they felt pretty sore once the adrenaline wore off.

01/29/2008 11:20 AM by Chrystina Tovani - Sacramento Metro Living (RealtyOne)

Just glad everyone is ok.  It will be interesting to read the follow up when the return this summer

01/29/2008 11:28 AM by Joe Adams (Major Mortgage USA/Branch Manager)

Good reaction on your part, and a great outcome to a frightening story. We are constantly faced with client care situations that far surpass normal real estate activity. Good job, and bet you made a friend out of it.

I hope they don't believe in Omens!! lol:) The title was perfect. What a horrible way to make an impression. Too bad they got the ticket, didn't anyone tell the police they were looking at Real Estate! In this market, of course it is reckless driving!  Good luck when they return.

01/29/2008 11:40 AM by Karen Hurst ~ Real Estate Broker ~ Warwick ~ Rhode Island (Storm Realty LLC)

Thanks Gary, we did end up with new friends out of the deal if nothing else.

Karen - I agree, that event could be viewed as a bad omen but it didn't seem to dampen their enthusiasm at all.

01/29/2008 11:47 AM by Kevin & Monica Ray, Missoula, Superior & Western Montana Real Estate Specialists (Streamside Realty )

Kevin,

How wild!  I always enjoy reading through active|rain's posts and this is certainly a memorable one!

Again, I share everyone's sentiment that the best outcome was the client's safety and good-humored response.  It is always fascinating to me to see real-life realty situations, which can vary so vastly based on what region you're located in.  As Gary Bolen commented above, your grace under fire can mean all the difference.

All the best,

Audrey

Wow, That sure would be a bummer. Glad everyone was ok including the dog. Hopefully they do return.

Thank goodness noone was hurt!  You may have clients for life after all you did for them.  I can't imagine what would go through my mind if I saw something like that happen to my buyers but it sounds like you kept your wits and sprung into immediate action.  Your poor wife, I know she was beside herself.

01/29/2008 12:31 PM by Donna Yates, Georgia Realtor, North Georgia Blue Ridge Real Estate (Mountain Investments of North Georgia)

If you were driving your clients, of course you would not have had the accident.  But what if you did?  From an insurance guy, make sure you have the right auto insurance.  Call your agent today if you don't know!  The story reminds me of a couple years ago, when I sold my house here in CO.  I had stayed in the neighborhood, and stopped by a couple days after the closing.  Their Land Rover sitting in the driveway had rolled!  I asked, and the day after closing loaded up the pickup truck and Land Rover with boxes to move across town.  The husband in the truck watched his wife roll over ahead of him.  She was fine, and they towed the wrecked car to the house to unload!

01/29/2008 12:49 PM by Tim Kealy (Tim Kealy Farmers Insurance)

Wow, your blog title caught my eye.  That is great the your clients are okay.

OMG,  I've had this happen too but they got in to a head on collision.  Spent hours in the Trauma Room until the husband flew in from Nevada.  So sad.

You acted quick, glad they were all ok!

01/29/2008 01:20 PM by Stephanie Edwards-Musa, Realtor ® The Woodlands, TX Real Estate (Prudential Gary Greene, Realtors ®)

Donna - you're right, my wife thought she was going to pass out and it took both of us a couple of days to get our blood pressure back to normal.

Tim - good point and a good reminder to everyone. We had just recently increased our auto coverage but in this business, you need more than enough coverage.

Stephanie - that's terrible - I can't even imagine. I hope everything ended up ok with your situation. We were very fortunate.

01/29/2008 01:27 PM by Kevin & Monica Ray, Missoula, Superior & Western Montana Real Estate Specialists (Streamside Realty )

What a story, glad they were alright, and you your wife edured through it all.

01/29/2008 02:09 PM by Michael Eisenberg, Bellingham Realtor (Fairhaven Realty)

Kevin and Monica...Wow!  Ive seen just about every excuse a buyer can give to get out of being shown a house...but totalling the Sport Family Truckster on a snowy highway on your way out of state at 60mph and potentially injuring or killing the entire family --- Yeah, that just topped the list.

01/29/2008 02:19 PM by Clint Miller with Real Estate Client Referrals (Real Estate Client Referrals LLC)

Wow, that is frightening, I'm glad you thought to call 911 right away...and glad they're safe.  Hopefully they will come back and certainly remember your kindness!

01/29/2008 02:33 PM by Carole Provenzale Owner, Feng Shui Long Island (Feng Shui Long Island)

I am so sorry this happened.  I posted a photo of a huge mail box structure that was hit due to ice but I knew the guy driving wasn't even scared (flipping over would scare most everyone) but the ice is just so dangerous.

Glad your buyers were okay and not hurt at all.  Wonder how that pup was!  Yikes.

01/29/2008 02:49 PM by Karen Moorhead Ann Arbor Area Real Estate (Keller Williams Realty)

Hi Carole - it was frightening for both of us for sure. We hope they come back as well - at least we know they won't forget us!

Karen - we'll check out the photo. The ice can be very dangerous this time of year and even if most of the roads are dry, there can still be icy spots that sneak up on you. Also - the pup was fine. He was excited to get out of the car and was running around like nothing happened.

Real Estate Client Referrals - thanks for your comment. This is a new excuse for us also! :)

01/29/2008 03:35 PM by Kevin & Monica Ray, Missoula, Superior & Western Montana Real Estate Specialists (Streamside Realty )

Wow, what a story!  I have always wondered how you all show property in the snow.  I'm so glad everyone was okay.  I'm sure they appreciated your help too!

01/29/2008 05:40 PM by Lake Norman Real Estate ~ Diane Aurit (RE/MAX at the Lake)

Thank goodness your clients were okay! I'm also glad that wasn't your car.  I'd imagine that your clients wouldn't have had such humor about the situation nor remained your clients had they been in your car and yours was the one flipping over on the interstate!  What a story is right!

01/29/2008 06:07 PM by Brian Block -- Northern Virginia & D.C. Real Estate (RE/MAX Allegiance)

Wow that is scary.  I'm glad your client were ok.

01/29/2008 07:21 PM by Steve Ramirez (Legacy Homes Realty)

Crazy!  Last year we had a snow storm here in Bellingham (not the same caliber of storms you have!)Anyway, I was showing my client her home one more time prior to closing.  Then she wanted to go to the mall and shop for furniture.  I suggested that due to the type of car she had, and the white out...perhaps she should just go home and wait out the storm.  Well, I get a phone call 20 minutes later....she had been in an accident.  Some one failed to stop at a stop sign...due to the snow and ice...and slammed into her...totalling her car.  She was shaken but fine...however, needed several rides over the course of the next few days...including to sign closing docs.  Good thing I have 4 wheel drive...as I drove her all over the county in the white out I suggested she avoid.....if she had only gone shopping!!!!

01/29/2008 07:54 PM by Elaine A. Cook-Bellingham Real Estate (Connect Realty.com)

I'm glad everyone is fine. I know this might seem like an irrelevant question, but what kind of car were they driving? If you say a Toyota Camry I swear that is going to be my next car.

01/29/2008 08:48 PM by The E Team - Toni & Jay Ellis Houston Residential Rental Specialist (REALM Professionals)

I know real estate is supposed to be exciting, but that's too much excitement!

01/29/2008 08:56 PM by Brian Schulman - Your Lancaster County, PA Real Estate Professional (Mastros Real Estate, Inc.)

Elaine - that's terrible but it sounds like you went above and beyond.

Toni - it actually was a Subaru Legacy Wagon. They had 4-wheel drive but no snow tires on it.

Thank you everyone for your great comments!

01/29/2008 08:56 PM by Kevin & Monica Ray, Missoula, Superior & Western Montana Real Estate Specialists (Streamside Realty )

That is some experience.  You must be very calm and cool to have reacted so quickly and efficiently.  And taking your buyers out to lunch afterwards, amazing that all of your hearts had calmed down by then.  God bless that everything worked out o.k.  Wooo weee, what a ride real estate can be.

01/29/2008 09:12 PM by Rebecca Levinson-R.E. Blogger/Connect2Agent (Connect2Agent)

Now, that was a captivating story!  I can't BELIEVE that the trooper gave them a ticket?! Unbelievable!  You know when it's warmer, they're going to call you!  Great story!

01/29/2008 09:47 PM by Debe Maxwell (Helen Adams Realty)

Since everyone was okay it gives you something to talk about with new clients!  :O)

01/29/2008 10:01 PM by Chris Lengquist, RIPS (Keller Williams Realty)

Now that's a WOW story! I can't imagine what you must have felt like when you saw that. Fortunately you were able to take quick action, and fortunately they were ok.

01/29/2008 10:02 PM by Sharon Simms St Pete Florida CRS CIPS CLHMS (RE/MAX Metro)

That sounds like a harrowing couple of minutes. Glad to hear that everyone (and the pup) came out of this safely. It really says a lot about the temperament and perspective of your clients that they reacted the way that they did. I can tell you're both going to enjoy working together to find the perfect piece of land.

01/29/2008 10:05 PM by John Novak - REALTOR®, Las Vegas and Henderson, NV (Keller Williams Realty The Marketplace)

Come on... you should have had a strap and towed the car to town for them, too.  Seriously, I have a strap in the truck, and I would have been able to pull off the recovery.

I'm really glad everyone is ok.  That is the important part.

01/29/2008 10:08 PM by Lane Bailey - The REALTOR for Car People (Century 21 Network Realty)

Wow, just your luck huh?  Hopefully your good deeds will be noticed

01/29/2008 10:40 PM by Dick Betts (Dick Betts National Speaker)

Freaky... and scary. Thank goodness they were ok. It is difficult showing in the snow.

I'm glad to hear your story had a happy ending.  Their car may have been totaled, but it can be replaced.

01/29/2008 11:44 PM by Fran Gatti - Crescent City CA Real Estate (RE/MAX Coastal Redwoods)

Im am glad to hear everyone was alright. This is definitely an interesting story that would swing the direction of any Realtors day. I couldn't imagine the feeling seeing this for myself.

01/30/2008 01:14 AM by Alex Zokan (Realty Executives Elite)

Wow. I can't imagine what that must have been like. I am glad everyone was ok. The snow can definitely be tricky and slushy is never good.

01/30/2008 11:49 AM by Christy Powers - Pooler, Savannah Real Estate Agent (Keller Williams Coastal Area Partners)

Now this would have freaked me out. Sometimes the weather gets wierd here in Michigan but to see that(in slow motion) anywhere would have ended my day for sure. Glad EVERYONE was safe.

01/30/2008 02:28 PM by Robert L. Brown~Grand Rapids Real Estate Flexit Realty, West Michigan (www.mrbrownsellsgr.com)

Glad everything well as far as an accident. That one hard way to get a client. I do hope they come back from Arizona. I might have taken it as a sign: Nice People but there is no place like home. Good luck.
