Have you heard about Shavano Park TX? It's a city surrounded by San Antonio. It is just inside Loop 1604, and is about twelve miles north of downtown San Antonio. Shavano Park geography covers less than two square miles and has a population of a bit over three thousand (3,000) residents, according to the city's website.
Shavano Park's boundaries are Loop 1604 on the north, Huebner Road on the south, Salado Creek on the east and Lockhill-Selma Road on the west.

Shavano Park is almost exclusively single family homes. As the graphic shows, not every home in Shavano Park is in one of the named subdivision. The original development did not contain subdivisions as we now know them. Subdivisions are a more recent concept and many of the older homes in the area are not within defined subdivisions.

Although a small city, Shavano Park has a rich history. Many of the streets in the area are named for citizens who were involved in establishing businesses or governing the area. Shavano Park was incorporated as a city in 1956. The original developments had lots that ranged from .6 to almost 6 acres. Many of the homes built more recently, are on smaller parcels of land. One of the nice features of many of the homes in Shavano Park are the set back distances from the road.
One of the pieces of literature from the city explains "Shavano Park offers a unique blend of small town values with urban conveniences." You can be the judge of that, but I'll just warn you avoid traveling over the speed limit on DeZavala and Northwest Military. I'm not sure if their traffic enforcement is a small town value or urban convenience, but it is active and involved.
In November 2012 the median sales price for homes in the San Antonio region was $161,700 an average sales price of about $191,000. Homes sold in Shavano Park in 2012 had $365,000 as a median price and $487,400 average. (The computations are deemed correct based on current information. A detailed review of the data should be made before relying on this information.) Most homes in Shavano Park are valued above average sales price for homes in the San Antonio area.
