I received an email several hours ago from a lady who was trying to sell her house. I've received this type of email several times before. A person who is trying to save money by cutting out the listing broker. The email said they are offering out 2% to cooperating brokers. As I was looking over the specs of the house, I noticed the price. It was definitely higher than what I thought it should be. I sent an email back thanking them for including me in on the original email. I then asked politely how they came up with their price. I received an email back a few minutes ago and this was part of the explanation:
"I did look at comparables and homes sold within the last six months in Minneola. I realize the price is higher than most comparables but the home has many updates and feels like new when you walk in the door."
Looking at comparables sold within the last 6 months is good. This is where YOUR price lies. I understand that owners take a lot of pride in the updates they do to a home. However, and I cannot stress this enough, the updates you make to your home don't always translate to increased home value. This home may look great and it may truly feel like a brand new home when you walk in the door, but if the price isn't right, it won't sell.
