Loan Officers, Mortgage Brokers and Loan Processors

Do you work with Notary Signing Agents either directly or indirectly, or are you thinking about working with Mobile Loan Closers for Loan Signings? I have some tips and pointers that will enable the loan signing process to go as smoothly as possible. The goal: A happy borrower. I am here to help you with that goal. Help me to make it a successful signing.

1. Tell Your Borrowers a Reasonable Time Needed for a Loan Signing.

A typical loan signing takes, at a minimum, 45 minutes. I tell borrowers, at the time of confirming the appointment, an hour to an hour and a half being dependent on how many questions they may have or how thoroughly they want to review their loan documents. A loan signing that goes over what they were told might upset them, staying under the time they were told will delight them.

2. After-Hours Phone Number to Reach You.

The borrowers may have questions on their loan terms that the NSA cannot answer. This is where you need to be responsible and be proactive if this situation occurs. The reason I say "after-hours phone number" is there may be a time difference if the closing is occurring in another state and you may be out of the office. Or the closing may be on a weekend. If you are not going to be available, then leave a name and number for someone who can answer their questions.

3. Call or Email the NSA Who May be Performing the Closing for Your Borrowers.

One reason is to introduce yourself and get to know the person sitting at the table with your borrowers. Please read "Get to Know Your Signing Agent". Another reason may be to discuss any circumstances that may need to be addressed at the loan signing. Example: Husband and wife are getting divorced and do not live together, but the wife/husband will need to sign the legals. Letting the NSA know this situation will allow us to accommodate one or the other in getting their required signatures on documents, thus allowing them to leave a very uncomfortable setting quicker.

4. Borrowers Phone Number and Address for Signing Location.

Whether you will be using a Title Company to hire the NSA or calling the NSA directly, these two items are very important to the NSA to work as professionally as possible. One of the first tasks a NSA takes care of is mapping out their travel to the borrowers home. Getting to the borrowers home on time is important so having this information as soon as possible is a key component in making that happen. Calling the borrower to confirm appointment time and directions is equally important. Again, having the phone number to call the borrower allows us to work efficiently and on time.
