There have been several blogs written about the state of both local and nationwide real estate markets.  There are all kinds of statistics being disseminated that support the data presented.  We have done this as much as anyone.

Yesterday we had a discussion about how things are so different in today's real estate market compared with last year at this time.  Seems that the market began turning here in Fredericksburg Virginia just about a year ago.

Differences that began to appear on the scene:

    a.  Real estate newspaper ads are more abundant.

    b.  Agents are leaving our local associations.

    c.  Multiple contract presentations are history.

    d.  Listing agents are calling for feedback.

    e.  Open houses are becoming popular.

    f.  Broker open houses (with food) are being held.

    g.  Calls are being returned in a timely manner.

Any things different in your area?

I would say newspaper ads are less and open houses are less.  Realtors are finally realizing that people aren't reading the paper and driving for an open house to find a house anymore, they're on the internet and they're contacting Realtors to help them.

Not yet. We see less print ads, and both public and broker open houses are far less attended. About the same number of realtors return calls promptly as ever, and the same ones call for feedback. This week we had two offers on one of our listings, even though we have an 8.6% absorption rate.
