Andy, I am working on this, I have let my IDX take care of those who are "just looking" who have registered, and that may indeed be a mistake. Once they contact me, personal emails are what I do. But there is always room for improvement!

decisions decisions....we try to treat each buyer individually according to how they wish to be contacted....numbers can get overwhelming...have to sift the serious from the "just looking" !

Barbara ... Ahh yes, staying in touch, but like a waitress that is MIA or okay, okay, we are all set, let us eat sweetheart. Degrees of contact. Like the porridge. Too hot, too cold or just right. Everyone needs different handling, special needs to make sure there are no unmet needs. To spoil the relationship.

Andrea ... I know. But the temperature of the real estate buyer varies. Timing is everything. Have a fellow from Florida, wants to spend beau coup dollars and just inherited a chunk of change from his mother's estate. I don't want to lose him out of the corner of my eye, but probably won't see him until May. So in the meantime, need to be his body guard with information, and to make sure he stays on our winning team to buy a property listing with our colors parked on the lawn, nailed to a tree. So I can screw on another SOLD panel.

S and D ... Make them all few special. Volume of every type of real estate buyers come in through the marketing funnel to sort, grade, deal with appropriately. For sure for sure. It depends is the right answer on how much, how little. Just like an ER don't want to neglect anyone with lack of reach out and touch the right degree. Maybe ranking buyers like the way you cook your steak, like it done. This buyer is red coded for well done, needs to be served now, with greater intensity. This one is medium rare, a little cool and not so ready to buy but keep me in the picture of what is happening in the real estate kitchen please. So they stick around. They are all out in the audience.

We use top producer to do our mass emails. We also use a program from Boomtown and ProQuest and definitely spend a lot of time on Facebook. I have bookmarked your house. Thank you.
