How Do I Open My Front Door After You Put The Lockbox On?


I know to us in the business this question can make you giggle (It
instantly brings a picture of a  wheel Tire bootboot like the police use on car wheels to my mind) but the sellers don’t know how a lockbox works and it’s a legitimate concern. Toni Weidman of Re/Max New Dimensions will answer that question for you.

We know that the lock box handle goes over the door knob or on the door handle and doesn’t interfere with the lock at all. I usually put on my serious face and tell them they won’t be able to get in again once they leave: it breaks the tension.

Can anyone else access the lockbox other than a licensed Realtor? Yes. Many inspectors join the Board as Affiliated members: and do have lockbox privileges. However, they would only be using it after being hired to inspect the home. It makes it more convenient, especially on vacant properties.

And, a word of advice. Ask your agent what type of box they use. Combo boxes are not as safe and can easily be opened by anyone.

One big point I make with clients is that the lockbox sends me an update whenever anyone uses it.  That way I know instantly when someone has accessed the home.  That usually mitigates their concerns.

As a licensed Locksmith I open lock combo boxes for agents that forgot the combo so yes they are not as safe as the Supra box. Also here in South Florida we are having a big problem with vacant home and squatters moving in. So we try and take a very low profile on the lockboxes and never place then on the front door as to not advertise the home is vacant.

Toni-I like the electronic lock box. It provided data on who made access and when, should that become an issue. I prefer placing the lock box on a hose bib to avoid potentially marring the front door.

It is sometimes better to use a combo lockbox...in our area we have two overlapping electronic systems and, of course, they are incompatible. While one of them will provide a day code, the other won't, so a combo lockbox can be helpful. Some agents use both an electronic and combo box to provide easier access for agents from outside the local area.

Regarding the use of  electronic lock boxes, because we have had a very distressed housing market in Northeast OH, the use of many electronic lock boxes had to stop.  Many Realtors turned in their electonic keys, due to the cost involved for the keys and boxes.

The lock bos is one of our most important tools.  It allows for easy access by licensed professionals and let us not forget that they can be set to restrict certain hours as well.

Hi Toni.  Congratulations on the Feature!  Our MLS uses the old combo lockbox. They are experimenting with the kind that Gary mentions, above, where the code is good for only two hours.  That has security benefits but I see a lot of potentionial for malfunction.
