Multifamily Investing

There are many investors right now that are crouching and getting ready to pounce.. What we have right now is a dip in the investment market. These investors know that if they buy now they very well could be set for life and not have to work again. Imagine that. Just like that the market can make you a millionaire if you play it right. As we all know, the time to acquire real estate is in the dip. We then sit back and wait because as always the market will come out of the dip and if history is to be trusted as a sign of what is about to happen then there will be some pretty happy folks in the investment community. If one does the research they will find that we in Arizona have gone through this real estate dips 8 times since the 1920s. Each time our market has come out of the dip it has soared to new heights. What that means to us is we are about to see a huge boom in my opinion. Arizona has experienced approximately 40,000,000 visitors last year alone. Yes that is 40 million. With everything that is going on right now with the Superbowl and the millions of people that will be watching it is almost a guarantee that many more will be coming here to visit and many more will never leave. All these folks will need somewhere to live and somewhere to invest their money. So the way I see it this dip in our market is a wonderful opportunity for many to live the American Dream. Now this is just my thoughts.... What do you think???

Cool, that is excellent news. Hopefully the recovery starts soon (in 2008). Are you going to the Superbowl?

Follow-up

I use to invest in Real Estate when I was in Kentucky and Multifamily properties by far was the most profitable way to go. We initially purchased SFR for rental property, but after we got into Multi-Family we realized the cash flow is SOoooo much better on Multifamily.

I definately agree with you on this point as far as much better cash flow. I have been asked many times by investors what I thought was a better investment between residential homes and multifamily and my answer has always been it depends on the investor however my choice is multifamily because of the difference in cash flow and also because of the vacancy factor. With a residential house when you are vacant well you are vacant and the mortgage does not get put on hold. With multifamily you can usually afford a vacancy or two because the other occupied units will help pay for the mortgage. depending upon how many units you have you may not have to come out of pocket to pay the expenses. With a vacant house all overhead now belongs to you. You own it.

Purchasing Multifamilies is an excellent way to invest in real estate. The returns are usually high.
