Princeville Kauai condo (and house) + short sale update for the week of Dec 30th to Jan 5th

And Hau’oli Makahiki Hou once again! 2012 went out with a bang with a total of 884 sales for the year which is a 16% increase over 2011 with 761 sales. The month of December really picked up steam posting an 81% increase over Dec 2011 – with 89 sales compared to 49 in 2011.

Judging from the number of condos that went into escrow as well as the number of showings this past week, I’m looking forward to a very active and successful real estate market this year. Here is what took place this past week – no new listings or price reductions but a lot of good activity:

Contingent:
Ka’iulani 5, which sold for $1,765,990 in 4/08, went into escrow after 644 market days. It is not a short sale and is priced at $1.295M. Plantation 111 which is a short sale that sold for $620K in 5/06, went into escrow while listed for $365K. Plantation 412 also found a buyer while listed for $389K after selling for $405K from the developer in 9/05.

Sales:
Top floor ocean view Cliffs 7303 closed for $375K cash while listed for $395K. This unit was previously purchased for $335K in 3/03.

Expired:
Ka’iulani 74 expired while priced at $749K. It sold from the developer in 4/07 for $898,250. Ocean view end unit Cliffs 9201 expired with a list price of $495K. It sold initially as a leasehold unit in 12/86 for $135K and was converted to fee simple in 11/91 for $22,500. Hanalei Bay Resort 4204/5/6 sold for $1.064 in 4/05 and expired while listed for $997,500.

Withdrawn:
Short sale Sandpiper 220, priced at $238K which has previously shown as being in escrow, has been withdrawn. It sold for $144K in 12/00. There were no price changes this week!

It looks like the market is getting off to a good start and everything I’ve read indicates that the general consensus is that we’re on the rebound. With interest rates still at historical lows, 2013 may be your last best opportunity to get into the Kauai market at these current affordable prices. I know if you’re a mainland reader, our pricing may seem anything but affordable, but if you experienced the previous seller’s market you’ll know exactly what I mean.
