Will You Find Another Subdivision To List? How Will You Do That?

Every day I think about the near future and how we will replenish our inventory.  The only guarantee of inventory to market is new construction inventory if an agent has a subdivision listed.  It’s very important for my team to have more new communities in the near future.  Our present inventory is slim.  We’re on the final phase of each one.  These are the subdivisions that we “pulled out of the mud” after the market crashed. 

We now have healthy, well healed builders who are feeling stronger every day and have been on a mission to replenish THEIR inventory.  We both have the same mission.  We need to replenish our respective supplies of inventory!!!

One of the easiest ways to do that is no different than finding resale business.  We find much of our resale business from "past clients."  We also find much of our future subdivisions from retired builders.  They all have land that is sitting there with no mortgage on it; they’re paying taxes every year on this land; and many of these builders do not have adult children in the same profession.

Retired builders are a great source of future income for new construction.  If they participate in the land transaction and not require payment on the land until the home to be built closes, the current builder with have an easy time financing and not be buried with carrying costs.  Profit margins will be healthy.  We have another subdivision coming soon because of this game plan.  Think about who you know who has retired from the building business and tap into that gold mine.  It could be your future income!!!

Dear Barbara,

It is great to congratulate yourself in the mirror, when you have had several successful closings, but gotta keep that pipeline going at all times as well as you suggested. We all want to eat again in April or May, so better get moving to see, who we know. I mostly do resale but find that money spent on lunch with a lovely past client is much nicer than any ego ad and more successful too.

I have sold out for builders like K Hovnanian leaving the area because of the size of our market and am opening properties that I sold to the devlepers for the banks who foreclosed them.  Foreclosed development properties are available at reasonable prices making it make sense to build again.  My inventory of new homes is at a 3 or 4 year high.

Julie....thanks for the feature.... our builders are buying directly from the banks and getting a fantastic deal on finished lots.... they still have subdivisions to finish so they're not quite ready to buy another.... but they're grabbing the finished lots and we're selling new homes for great prices.... we will be in need of new inventory very, very soon....
