Utah First Time Home Buyers: Now is a great time to "Jump Aboard" and purchase a home in such a strong buyers market in the State of Utah. In addition to low interest rates, West Valley City  is offering a Down Payment Assistance Program which will allow you $5,000 to use towards your down payment on a home, not to exceed $180,000.  It is very important to follow the guidelines (displayed below) provided by the City of West Valley, in order to qualify. West Valley City has this wonderful program to share with YOU and it would be my pleasure to help you through the entire process. My experience in helping past clients with the grant program has been very successful and this will be the beginning of where your dream will take you “home”.

Please follow these easy steps in order to move forward in the process of purchasing your new home.

  1. Call Me (801) 859-9381 or Contact Me for an appointment to set up your FREE consultation. (NO obligation)
  2. Once we meet, you will be provided with a list of documents to compile for a West Valley City review.
  3. You will need a consultation with a knowledgeable lender who is familiar with Grant Programs. On my Julie Neerings-Lifting Hearts~Building Dreams Team , I have lenders who have the experience and knowledge required to work with the city in a diligent manner.
  4. After the approval of your application and pre-approval from the lender, we will begin your journey in finding your home by previewing a list of homes available in West Valley.
  5. Once you have narrowed down the home that you want to purchase I will write up the contract for you and handle the negotiation process.
  6. After we have an accepted offer, I will walk you through the process for inspections, appraisals and the attentiveness required to meet all deadlines to secure your earnest money.

  7. Lastly, I will arrange the settlement meeting with a Utah title company, be there when you sign papers and proudly hand over the keys to your new home, once funding and recording take place.

You will be the hand to be held and I will be the voice and heart to oversee your best interests.

**Please note that once all funds are used up further notification from West Valley City will need to be obtained. There is no guarantee as to availability of grant money. This program is based off a first come first serve basis. Also the "General Information Sheet" is only a guideline that goes with the packet. Feel free to contact me for that packet and I will further assist you.**

Julie....Great post! good way to maybe spur some Buyers into action!

I did have to laugh....the difference in our locals...I just looked a the same type of program here in Atlanta, but it's structured differently. However, the minimum income level for 1 person is $71,000!!!! To get this program, you have to keep the property for 10 years!

Oh well, a good tool to have in the tool box!

Kathy: Thank YOU for stopping by and leaving such a kind comment. The first time home buyer programs are so beneficial to the buyer with not a lot of cash for a down or closing and surprisingly, so many don't know about it. One of my clients, a single mom, utilized this program last year and had I not known about this program, she wouldn't have been able to purchase.

Hey Julie,
I liked your article and wanted to ask if you would you consider using one of the new "Earned Income" programs to provide down payment assistance to your customers?
Buyers Account, DP Funder and DP Now are all companies using this new model and expecting it to become the new gold standard in DPA as it fixes the taxing issue with the Gifting DPA's.
By using these programs we fix the problem with the gifting programs and help the sellers, buyers and local neighborhoods.
Are you familiar with the "Fair Market Value" transaction model for Real Estate?
We believe it is a much more fair, open and equitable way to sell real estate.
