Bittersweet Lakes Subdivision is located in Southwest Fort Wayne just off of LIberty Mills Road and Homestead Road.  The homes in this subdivision are approximately 5 - 15 years old.  The homes in this subdivision are all large two story homes and most of them are on lots that are 1/2 an acre or more.  The prices of these homes range from $185,000 to upwards of $500,000.  Here is a snapshot of homes sold in Bittersweet Lakes Subdivision over the last 3 years...

Lowest Sales Price:  $197,000

Highest Sales Price:  $490,000 (6 BR, 4.5 Bath, 3,567 sq ft two story home on a full finished daylight basement)

 

So what does this tell us about the Bittersweet Lakes Subdivision?  Well...  Days on market have increased each year since 2010.  That's not good.  There is quite a range in price in this subdivision.  Homes are selling at 95% of list price, which is a good thing for sellers.  Overall the market is good in Bittersweet Lakes and homes are selling.

Why live in Bittersweet Lakes Subdivision?  

Value and Luxury.  If some of these luxurious $500,000 homes were in another part of the country, the price tag would be at least double.  

Space.  The average square footage is close to 3,000 square feet and a lot of the homes have basements.  That is a TON of space for a growing family.   

Location.  You are just minutes away from shopping at the shops in Coventry and Jefferson Pointe.  You are approximately 15 minutes from downtown Fort Wayne.

School Systems.  Your kids will be attending award winning Lafayette Meadow Elementary, Summit Junior High, and Homestead High School in Southwest Allen County School Systems.

I wonder why days on market keeps going up?  Not good.  I guess that means the market is still a little unstable.  2013 should be much better.
