Fishers Housing Market Report | November 2012

 We may already be well into 2013, but as far as the Fishers housing market reports go there are still a couple of months of 2012 left to analyze before we can figure out how the year really went.

The Fishers housing market report for November 2012 builds on the positive reports that popped up throughout the year but really seemed to take hold beginning with the September 2012 housing market report. Sales numbers continue to improve in all categories. Average Sales Price was the exception, but as with the October Fishers housing market report, the numbers are skewed by a $382,000 difference between the most expensive home sold in November 2011 ($1,090,000) compared to the most expensive home sold in November 2012 ($608,000). Closed Sales in particular made another huge jump in November, as they did throughout Hamilton County (+46.6%).

One interesting note: while New Inventory in Fishers increased 40% when comparing November 2011 to November 2012, just down the road in Carmel New Inventory continues to decrease. That could mean the difference between an eventual seller's market in Carmel and a continued buyer's market in Fishers.

The most expensive property sold in Fishers in November 2012 was a beautiful 4 bedroom, 4.5 bath white brick home in The Anchorage, a gated community near Geist Reservoir. The lucky buyers of this 5551 square foot home acquired a deeded boat dock with their purchase as well as a ton of charm. Not surprisingly, this home was on the market just 27 days.

The least expensive property sold in November 2012 was a 3 bedroom, 2 bath maintenance-free starter home in the popular Marilyn Ridge community near Hamilton Town Center. The 1568 square foot home was on the market for 168 days.

The Fishers housing market report for the three months ending in November shows nearly identical results to the monthly comparison. Gains were made in all categories but Average Sales Price and unlike neighboring Carmel, Fishers inventory during that 3 month period increased 15.9% when compared to the previous year.
