"Good Fences Make Good Neighbors" but what about a Bad fence? What if the fence has been there a long time and is dilapidated and falling down? Who is responsible for repairing it? What if it was there before you moved there? Is it up to your neighbor to repair it or can you intervene?

1. Talk to your neighbor you may be able to agree on repairs, cost and what type of fence.

2. Check your HOA rules, also if there's a need for a permit.

3. Be sure to install the fence according to the limits of your property line (look over the survey) and do not build on common property (just because you're part owner in common of this property, doesn't give you rights to build on it).

I received a whole tutorial on the fence ettiquette in South Phoenix in a a 55+ community. I forgot to ask who was resposible after the person that puts it in moves.

Did you know that in some cases if the fence is right on the property line it becomes the property of both homeowners?

We had a bad experience with a fence at one of our own homes. The neighbors were P.O'd because we put up a fence. They spent 3 months using our fence for target practice. BAM with .22 bird shot. LOL.

The fence being on the property line was the fault of the fence company. We were unable to come to terms with our nutjob neighbors. They legally owned their side of our fence. So, what did we do? We moved and left the neighbors alone to play our fence :)

Oh. by the way the neighbors eventually did destroy the fence :)
