Arizona welcomes seasonal residents every winter who love out moderate winter climate.  Some visitors choose to buy a house and relocate to the Valley of the Sun permanently.   

Prices in the Phoenix metro area rose around 20% last year as people came out to buy houses last summer. The supply of homes is still below normal levels and that's the main reason prices are still going up for quality homes that don't have a lot of issues.

A house which listed for $250,000 last year would now list for $300,000.   One that lists for $250,000 this year doesn't have the same new carpet, paint, appliances, upgraded floors and bathrooms as the one from last year.
 
New home communities are being listed by home builders.   The houses should become available in upcoming months.   New homes have lots of energy saving features like spray foam insulation, double-paned glass, remote-online controlled heating and lights, and solar panels on the roof to cut your electricity bill.
 
Who do you know that is looking to buy a house this year?   Spring training will be in full swing in a month (February 23rd), and visitors to Phoenix/Scottsdale will be looking at homes while they are here.
