Central Market Condos Housing Stats for December 2012

Can you believe we're already in the middle of January?  I hope everyone had a wonderful holiday season.  Now that the break is over, it's time to get down to business.  Here are your Central Market Condos housing stats for December 2012.

Sales in the East Dallas' Central Market Condo area were down, as is typical for the holidays, but prices were up while days on market were lower.

There was a bit of a slow down in the Central Market Condos area last month.  But, that is typical for this time of year.  According to NTREIS, there are currently 29 active listings available.  That is exactly the same amount as was available in November 2012.  However, the average listing price is slightly higher at $119,430 for a 1 bed/1 bath 1065 square foot property.  That is $112/square foot, which is $3 more than the previous month's average.  It has been on the market for 113 days.

Pending properties are also lower.  November 2012 showed four properties pending sale.  December figures showed one.  It is a 2 bed/2 bath 1263 square foot property that was on the market for 229 days.  It was listed at $67,500.

The amount of homes sold was also down from the previous month.  December 2012 saw six properties sold, much lower than the 14 from the previous month.  However, the average sales price was much higher than the previous month.  While the average Central Market Condo property sold for $81,754 in November (96.3% of the listed price), December's average property sale sold for $101,192...98.7% of the originally listed price.  That's incredible!  And this was done after just 75 days on the market vs 121 in November.

It would appear that the insane buyer's market of years past is no longer.  Sellers are pricing their homes aggressively and are getting almost exactly what they are asking for.  That doesn't mean there aren't deals to be had out there if you're interested in a Central Market condo.  In fact, I highly recommend purchasing one if you're interested in a great place to live.  Just make sure to only submit serious offers.  When you're ready to look, just give me a call.
