Which Direction does the House Face? 

 

 

Looking for a home where the snow melts off the driveway quickly?    Or, do you want a home where natural sunshine floods the living areas of the home?  


Which direction does the home face?

Purchasing a home with Southern exposure in areas that receive snowfall will make snow removal easier.    A home facing North will need immediate snow removal once the storm has ended, so you don’t have ice on the driveway for days.



Do you need natural sunshine in the living areas of the home?    Some buyers want the sunshine to be prevalent in the living room and kitchen areas.     

 



With a patio or deck facing North or East you will enjoy shade for outdoor entertainment.  

With inventory limited, it is more difficult to find a good supply of these homes, but items to consider when purchasing a new home.

I had a client that wanted to make sure the front door faced South and it had nothing to do with snow but was because of a religious belief. I always had to make sure the compass was facing the right way when I drove to the house.

Great feature , great post.  I actually carry a mechanical compass in my car to verify which direction a home faces so buyers know it it makes the  short list.

There are apps that show you the position of the sun at any address at any time of the year ... can be very helpful!

Joan- one of the first things we learned when we bought our home in Florida was that we did not want a home where the back yard faced the west.  We rented a home while were were looking and how true it was.  We couldn't even touch the back door knobs they were so hot.

This is a real big item for some folks. For all the salient points you make as well as some cultural ones. Certain Asian (Indian) cultures need the front door facing due east and other folks whether Chinese or western folks who practice feng shui may want a different direction. Good post

Great blog Joan, I am constantly disappointed in designers or high priced homes that total ignore nature in the placement of homes.  The worst offense that I see far to often in this northern climate is facing the large picture window into the Northwest wind rather than the southern sun, causing drastically higher heating bills and cold drafty homes.

Joan, that's good information for first-time buyers and buyers who have never owned a home that got snow--like us in CA.  We don't have snow to shovel in Silicon Valley, but some orientations work better than others especially for shade in the summer and direct sunlight in the winter.  Vastu shastra in Indian culture is the science of construction that deals with how the laws of nature affect homes.  Out here, listing agents used to get many questions about the direction a home faces because of Vastu shastra.  Mapping software has stopped the questions because a home's orientation can be mapped with software. East facing is preferred in Vastru shastra.

Same holds true in the south. Southern exposure is great for outside activities. No worry about snow here.

Good post with good information.  I had never thought about snow melting as we do not have much snow in the Portland Oregon area. As for direction our back yard faces West and if we ever sell and we purchase again I would make sure the backyard does not face West as it is hot.  We put an arbor over the patio area and my husband put the screening that they use in nurseries over the top.  It brings the temperature down at least 15 degrees.  Nice.  Out front door faces northeast which in Feng Shui for both my husband and me is the correct direction.

Joan  I live in town and the town (and I'm a Town Trustee) requires businesses to shovel the snow off the sidewalk to keep it clear for pedestrian traffic.  My sidewalk faces north.  TRANSLATE: the property owners on the north side of the street wave at me when I'm shoveling...they are drinking coffee...bastards!
