What Happened in the Carlsbad Real Estate Market in 2012 Compared to 2011?
A trend we have seen in many markets throughout the US in 2012 was an upswing in home sales, some price increases, and a decline in inventory, creating a seller’s market in many communities, Carlsbad California included.
Here’s what happened in the Carlsbad real estate market in 2012 compared to 2011, along with similar information for other North San Diego County communities.
These data are for single family detached homes based on information reported in the SANDICOR MLS, and are believed to be reliable at the time this report was written but are not guaranteed.
Numbers in RED are declines year-over-year; positive changes are in GREEN.

Clearly we are seeing positive growth in terms of sales volume, on average, for Carlsbad and other North San Diego County communities, as well as a rise in overall average prices year over year.
Note, however, that some average price changes may be affected, at least in part, by the sale of more expensive homes in 2012 than in 2011 (see this post – sales of million dollar surge in 2012) which of course pulls up the average. But the news is encouraging.
