Real Estate Market in Warner Robins Georgia 31088, December 2012

The real estate market in Warner Robins Georgia 31088 was disappointing in both December 2012 and the entire year. While other markets in Houston County were thriving this market was unable to gain any momentum. I am guardedly optimistic 2013 will see improved numbers and a strong recovery.

In December 2012, there were 38 home sales in Warner Robins GA, with an average sales price over $143K, and a sales price to list price ratio of 97.03%. How does that compare to December 2011? The average sales price was $8K less in December 2012, sales were down 21%, but the average days on market was 32% better than during the same time-frame in 2011. Lower end inventory was the name of the game in 2012.

Pat/Steve...One of my markets is in that situation too. There are both ends of the spectrum in Houston County GA right now.

Ginny...with this being a military town, there is always some level of activity going on as military/contractors arrive/leave the area.

Outstanding report. It looks like Warner Robins is set for a fabulous 2013 given the market is better January to January so you're already ahead of 2012. We are experiencing the same with the possibilty of 10-15% growth. Buyers should move, we are on the increase. Sellers should move as inventories are low. Its time to get moving, period.
