Buyers Advice in a Seller's Market
Great advice here for buyers. Like me, buyers sometimes worry about the wrong things-turning in their offer "too early" instead of realizing there is almost always an advantage in being the first offer a seller sees.
I particularly and especially recommend to get everything ready and signed BEFORE the deadline. I explain to buyers that by making more decisions ahead of time they will lower their stress and anxiety.
Buyers Advice in a Seller's Market
In a seller’s market, homes are quickly going under contract sometimes within a day. Knowing agents with buyers are waiting in the wings, buyers cannot afford to play games in this market. If you want the house, sign the offer or counter quickly. REMEMBER, there are other buyers ready, willing & able.
In the transaction, items in the contract are REQUIRED to be DONE BY THE DEADLINE, you can do them prior to these dates. When a buyer is timely it makes the seller feel you are committed and want the house. Deliver the earnest money in a timely fashion. If you do the inspection days prior to the deadline, why wait to deliver an inspection notice, or to say we are good for inspection items at the ninth hour? Let the seller know you want the house!
REMEMBER, if the house went under contract within a day or two, it won’t take long to get the home back under contract quickly.
