I went out on a listing appointment today. (I change the names, cities,dates, and prices on these stories) The client had his Commerce Township home listed last year at $365,000.  It did not sell all last year.  They did have a few offers but the deals fell through.  The piece of Commerce real estate was priced at the very top of the price range but the home did not have top end features.

In fact the Commerce home had an old worn out kitchen.  The cabinets in the Commerce home were formica and the wood trim was worn out.  The varnish and the stain was off the wood trim.  If you are selling a piece of Commerce real estate and you want top price then the home should be top end too.  Buyers are smart.  They are going to compare your house to other houses and the features in those houses.

The client did not want to hear that.  They were stuck on $365,000 price, but wouldn't accept that their home was overpriced.  When we list a home we look at what has sold.  We look at the features of those homes and compare your house to theirs.  That how we determine price.  We just do not pick a number and then decide to sell it at that price.

When you are selling your Commerce home look at the comparables I give you.  That is what has sold.  Those are the facts.  Sure I could list that Commerce home at $365,000 again. Sure I might get lucky and sell it.  But if that piece of Commerce real estate would sell better and quicker if it was priced according to what has sold.  Please do not price your home on your belief that it will sell at a price you want.  Base it on the facts.

Then you will not be wondering why your Commerce home did not sell next year.
