New Listings:
Mauna Kai, which is fully upgraded, is back on the market with a list price of $325K. Purchased on 8/03 for $289K, this unit has been thoroughly renovated. It was first listed from 12/09 to 4/10 starting at $540K and reducing to $395K when it was withdrawn and again from 4/10 to 11/10 during which time it went from $395K to $355K. With this new lower price it quickly found a buyer and went into escrow within 4 days.
Contingent:
Two Ka’iulani’s went into escrow this week – one, Ka’iulani 50 is a developer’s unit priced at $1.099M and the other is a resale, unit 6, priced at $1.395M. This unit sold for $2,051,780 in 11/07. As noted under new listings, Mauna Kai 10A found a buyer a few days after coming on the market.
Expired:
Puamana 11A expired after 363 market days. It was listed for $329K and last sold for $486,500 in 6/05. Ali’i Kai 8H also expired while listed for $679 and 729 market days. It was previously purchased for $765K in 3/06.
Price Changes:
Villas on the Prince 6, which sold for $725K in 3/05, reduced $10K from $719K to $710. Sealodge B4 went from $250K to $235K. This downstairs unit sold for $110K in 5/90.

Although there’s not much activity in the way of Princeville Kauai homes, at least we do have one sale and only one new listing. 2013 promises to be a banner year, based on low interest rates and increasing buyer interest in obtaining real estate at affordable prices. However, I’m definitely seeing prices heading back up, with properties that offer good value going quickly into escrow, as was the case with this week’s Mauna Kai listing. This year you are going to have to be on your toes, with your financing or cash ready to go if you hope to score one of these great buys.
