Anytime is a great time to buy or sell a home. We are currently living in a buyers market and buyers today have the ability to pick and choose the properties they are interested in without the fear of multiple offers, or do they? Some homes are still experiencing multiple offers, why is that? is it the price? is it the neighborhood? is it the condition of the home? Maybe all of the above.
Buyers have the upper hand in today's market, there are more properties for them to look at and they usually can purchase that home below market value. What about financing? Now it is harder to qualify for a loan than it was in the past.
Seller's homes have longer Days On the Market (DOM) and might have to accept lower offers. The proper marketing, staging and price, could really minimize these affects.
