Here's an update on the Sharon MA real estate market for the first half of January 2013.

There are 45 single family houses listed as "Active" and available for sale in Sharon MA, two of which are foreclosures.

Of those 45 properties, 11 have an accepted offer and are waiting for a variety of contingencies to be met. The sellers have asked their agents to list them as Active with an "alert" to notify other agents and potential buyers that the property can be shown on "back up" but that it does have an accepted offer. "Back up" means that someone else could view the property and make an offer. If the first offer did not result in a sale, the second offer would then be presented to the seller for consideration.

This means that there are only 34 single family properties actively for sale in Sharon MA right now.

In addition, the chart shows the 24 homes that are Under Agreement (UAG) in Sharon MA as of January 14, 2013. Three of these homes are being sold as foreclosures and two as short sales. A home that is listed as Under Agreement inidicates that the Purchase & Sales Agreement has been signed.

Nina, love the graph...what i can't get over is the lack of inventory in your area...it is time to solicit, solicit, solicit new listings like crazy...wow!

Hi, Ginny...I think it's partly because of the self-purpetuating myth that people don't buy real estate in the winter so therefore everyone holds off listing until end of February or March. There are a lot of people getting their homes ready for sale in the Spring market in Sharon MA!
