Just a few weeks ago on November 3, Tom and I were pleased to be guest speakers on local Atlanta, Georgia radio station 106.7, Real Estate Radio with Susan Pryor.  On the show, Susan opened by asking us, “Why is now a good time sell your house?”  I was thrilled to tell her than we’ve never seen a better time than now for not only sellers, but buyers too.  This means that buyers are on the prowl right now as you’re preparing to list your home.  The market is great—and you don’t have to worry about an advantage over one or the other.

 

What’s so unique about NOW?  I told Susan that the answer to that is simple: there isn’t a lot of inventory.  There aren’t a lot of listings, so if you’re priced correctly, staged, and beautiful, you can sell as quickly as within three weeks.  We’re at a thirteen year low for real estate inventory here in Atlanta, Susan mentioned.  The market is stabilized, interest rates are low, and the bottom hit last year: with the bottom gone and interest rates super low, people are jumping in to make this year their year.

 

Better Rates Today & Holiday Opportunities

 

Five years ago, you might have bought a home for $350,000 that you can buy for $250,000 today.  Affordability with the current rates means the perfect opportunities for everyone going around—sellers and buyers.

 

Another key point I told Susan was that the holidays are a big time for sellers and buyers, other than the typical and still popular moving date of spring.  It’s the second-best time to sell, behind the spring and summer for families.  Neighborhoods are never lovelier than when decorated for the holidays.  As Tom said, buyers buy based on emotions: they want to visualize where they live, and come up with a pretty picture.
