The San Juan Capistrano real estate market showed strong overall results for December 2012 with prices surging 19% with 31 closed sales – slightly lower than last year’s sales volume of 34 closed sales. The month-to-month change volume was down slightly which was expected given the significantly reduced inventory of homes for sale in San Juan Capistrano! Buyer demand for San Juan Capistrano real estate continues to be high – as of January 14, 2013, 47% of all available listings in San Juan Capistrano are under contract.
Here are the highlights for the month of December:
• 31 homes in San Juan Capistrano sold at an average selling price of $729,612 – sales volume decreased 9% and sales prices increased by 19% over the previous year and averaged $276.35 per square foot.
• The average asking price of these homes was $779,692 – selling at 97% of list price. The minimal reduction in final selling price is yet another indication of the strength of the current market, and lack of available inventory. Look for this number to tighten even more in coming weeks as buyer demand for homes in San Juan Capistrano continues to exceed supply.
• Selling prices varied from $210,000 for a 3 bedroom condominium in Valle Pacifica which was a short sale to a high of $3,200,000 for a Starwberry Lane area estate offering 8 bedrooms and 8600 square feet (includes attached and detached homes).
• 20 of the 31 homes that sold were standard sales and 9 were distressed sales – either short sales or bank owned foreclosures. This continues the downward trend we are seeing in distressed home sales, with equity sales making up a larger share of the market. As prices continue to climb I anticipate a larger percentage of equity sellers coming to the market.
•December 2012 sold homes averaged just 74 days on market. This is down from 109 days on market in the previous year. Additionally, standard equity sales averaged just 62 days on market reinforcing the fact that we have a strong seller’s market in San Juan Capistrano.
