For the first half of January 3 Lake Sinclair homes have sold. Two were private sales and one was a bank owned property. The bank owned property was actually a river front, not lake, but the listing agent entered it as Lake Sinclair therefore the MLS data shows it as Lake Sinclair.
14 properties show as pending on Lake Sinclair. I know of one of those that will not close before February. (My contract) So I am hopeful we will have at least 4 more close to meet the number we had in January of 2012. I'd like to exceed that number and get some of the current 32 months of inventory cleared from the market, but at mid month it's looking like we'll be constant and not in growth mode.
On the up side, I guess that's better than a decline in numbers. My full month market report will of course go into days on the market and average, high and low sales prices.
Today I'm just letting buyers and sellers in the Lake Sinclair market know that Lane Realty doesn't just look at the numbers once a month. We are constantly looking at new inventory, the most current sales data and the market of pending inventory. So if you want an agent who know the Lake Sinclair market... call Lane Realty.
