Home Residential Resale Statistics -- December 2012
Howard County, MD, saw a strong month when compared to December 2011, as sales increased from $76 million to $88 million, a jump of over 15%. However, compared to the prior month, sales actually decreased by $11 million, as total sales volume for November 2012 was $99 million. A large reason for this is the active market: In December 2011, the market consisted of 1,088 homes. Last month, it was at 868, and currently, it's at 720. The key in the sales disparities lies in the number of homes being sold: this December, 230 homes were sold, an increase of 37 compared to last year and a decrease of 14 compared to last month. In addition, December 2012's average sold price of $384,000 was less than both December 2011's ($396,000) and Novemer 2012's ($406,000). Overall, the decrease in sales is to be expected, though once we get closer to spring and summer, activity should once again pick up.
