A shift in the housing market Long Island/Queens New York; The housing market on Long Island/Queens is changing now. Now we are seeing slight shift in inventory. Many buyers are looking for a DEAL so they are waiting and waiting but while they are waiting the market is changing.
In 2011; There were many on the market and the buyer had lots to choose from and the prices where affordable.
In 2012; There were still many homes on the market but after the summer maybe around fall we noticed that the we are having lots of buyers but not many homes to choose from.
In 2013: The start of 2013, we are finding that many buyers are looking for a home but not is available on the market for them. I have 6 buyers who are looking for a home in one area in Queens New York. One of my buyers are looking for a home but there is only ONE that is on the market in their price range.
WHAT TO DO WHILE YOUR IN THE SHIFT;
IF YOU ARE A BUYER;
1. Once you have your pre-approval and your ready to view homes and your list of MUST have in your home. Don't take too long on making a decision sometime you have to give a little to get alot in the END.
2. You may not get all things on your list but 4 out of 5 is not BAD.
IF YOU ARE A SELLER;
1. You have to make sure the first impression is a good one. The buyer needs to see themselves in your HOME while they are walking around it.
2. If you get more than one OFFER. Don't always consider the offer with the most money. You have to make sure their fiances are in order.
Now if your considering selling your home price it right,make it look good and get a realtor that will market your home.This is your time!!,
If your a buyer get your pre approval then go shopping but remember that there are not many homes to choose from so make your decision soon.
