I sold my home in Towson, Maryland in October 2004...by owner.

I held an open house the same day that my neighbor was having a realtor-advertised-open house.  A woman stopped by after visiting my neighbor's house...she was very interested in our home.  She told us that she was coming back the next evening with her husband and real estate agent to see the neighbor's house.  She asked if she could bring them to see our house too.  I told her..."please do and to tell your agent that we are offering a (3%) commission to any agent who brings a buyer."

I also told her that I had posted a "Video Walk-Thru" of the home on my webpage.  I had posted the video a month before and had about 20 hits...that evening I got another 30 hits.

The next night my potential buyer came back with her husband and real estate agent.  She proceeded to take them on a tour of the home.  She confessed, "I watched the video a few times last night and sent it to my parents and a few friends."  She said that she felt like she "knew the house".  She fell in love with it.  (It didn't hurt that she has a black lab too.)

They gave us a full price offer for the home and thanks to their real estate agent the sale went through without any problems.  By the time we got to closing the video was watched over 100 times...our buyer told us that she sent the link of her new home to all her friends.

The "Video Walk-Thru" turned out to be a 24/7 Open House.

Video walk throughs are fantastic! Thank goodness I no longer have to deal with creating them in VHS as I did back when I first got into this business!

There are also a wide variety of ways to leverage these.

If your doing podcasts, you can do an enhanced podcast where you show images of the home as your talking about it.

You can easily create DVD videos of all your listings then leave them running at the office or send them to out of town clients.

You can post them to YouTube or your favorite online video sit.

Excellent!  I'm impressed that you put this together waaaay back in the stone-age.

It's interesting how many hits your video tour received once a few people were aware of it and passed it around.

QUESTION 1 - did you think to include a "sign-rider" out front with the For-Sale sign indicating that there was a video tour?  If not, I feel that would have increased your hits earlier on.

QUESTION 2 - now that we have all entered the year 2007 - what camcorder equipment and software do you utililize to create these with now?

I provide 360 virtual tours (and am just now branching off into video virtual tours) in the Nashville TN metro-area and am interested to know.

The potential uses of video tour is simply amazing.  CD format, DVD format, online, youtube, itunes and probably another 10 or 15 key sites to upload and index on.  This is one of the reasons I love real estate is because the business is always changing.

Hey Doug, WellcomeMat (the team working on a real estate video site) has been around since late 2004, but we did not have a private beta out of the door until June, 2006.  We were holding full-time jobs while building out the idea.
