"Ey there mate!" Does it seem like you are just sailing along and letting the wind blow you where ever it wants to go? Tossing and turning here and there through the waves of foreclosures and short sales. Its enough to make you turn green... and not with envy. So what should you do to get back on course?

Here are some simple "Sailing/Sale-ing" Tips.

Oar... are you in control? You are at the helm captain, so put the "oar" back in the water and start focusing on innovative ideas, goals, and your marketing program again.

Baggage.... Did you plan or bring too much?  Many of us did not plan for the housing market to be like this. You may need to toss out some extra baggage in order to stay afloat. Do you really need 2 cell phones, 2 websites, etc?

Fishing line...  Are your business cards up to date?  Are you passing them out on a daily basis? You need to cast out more cards and they need to be eye catching.

Life preserver... is your business multi-faceted? Do you offer a full spectrum of services? If you don't, you need to pull the inflatable cord now.

Crew... can you handle the choppy seas of real estate alone? Are you maintaining contacts with clients? Do you have quality contractors for services on your team? Ask for support.

Back up motor... do you have multiple streams of income? You may want to think about another service or side job for awhile while continuing to market your main business. Start the engine and get going.

Sails... are they even up? Do you have a SEO website so clients can find you? Social networking can really help you sail full straight ahead. Many sites like Activerain, Facebook, and Linkedin can interlink your messages, so that you don't have to be on each one everyday.

Map… do you know your area, prices, foreclosures, shortsales, vacants… regular listings? Do you know who you should target?

Daily log… are you blogging every week? Are you writing area specific articles with key words and links back to your site?

Water... do you know your area neighborhoods? There are a vast sea of neighborhoods just waiting to be explored and conquered.

So my friends, don't let the real estate winds blow you around. Man the helm, chart your course for success and who knows... you might end up slightly stranded on an exotic island with foo-foo drink in hand. "Oh cabana boy... I'll have another."

Happy sailing… ah, Sale-ing!
