Central Indiana home sales up 17.3 percent year-to-date;
up 12.2 percent for December

With 1,490 pended sales in December in Central Indiana, overall year-to-date home sales are up 17.3 percent compared to this time period last year, according to statistics compiled by Chris Castetter of The F.C. Tucker Company. 

On a monthly basis, December 2012 pended home sales rose 12.2 percent over December 2011, an increase of 162 homes sold in the nine counties that we track. Six of the nine counties reported increased sales compared to December 2011.  

 

“We are excited to see the year end on a positive note for 20 straight months, existing home sales have shown month-to-month improvement, and we’re optimistic low interest rates and affordable prices will continue to fuel the trend as we begin 2013 as well.”

 

Available homes for sale in the nine-county region dropped 18.1 percent in December 2012 with 10,116 homes on the market, 2,238 fewer than in December 2011. Nine Central Indiana counties experienced varying inventory declines with Boone County experiencing the greatest decrease in inventory at 25.1 percent.

 

Overall, year-to-date sales prices for the nine-county Central Indiana area increased by 2.8 percent. Tucker’s data indicates that eight counties experienced slightly higher home sales prices than in December 2011. Year-to-date, Morgan County led the way with a 14 percent increase in home sales prices, while Boone, Hancock, Hendricks, Johnson, Madison, Marion, and Shelby counties also saw an uptick in prices. Hamilton County is the only county to experience a decline – down 2.7 percent. The average year-to-date sales price for a home in the nine-county area was $155,879.

 

Of the pended home sales in the region last month, four were priced $1,000,000 to $1,999,999; 33 were priced $500,000 to $999,999; 97 were priced $300,000 to $499,999; 168 were priced $200,000 to 299,999; 538 were priced $100,000 to $199,999 and 650 were priced at $99,999 or less.
