Frederick County, MD Real Estate Market Statistics, Dec., 2012

 

There are 617 active listings of homes for sale in Frederick County, Maryland.  73 (11.8%) of the active listings are short sale properties which indicates that the owners owe more than the current value.  23 (3.7%) of the available homes are lender owned foreclosures (REO). The source of this data is the regional multiple listing service (MRIS).

Let's compare the currently available properties with the market statistics for December.  During December, 2012, there were 221 closed sales, up 28.49% from the same period of the previous year.  The total sold dollar volume was $61,252,163 (up 54.65%) and the median sold price was $265,000 (up 33.53%).  The average sold price was $277,159 (up 20.36%) with an average of 83 days on the market (down 30.25%)  The average sold to original list price ratio was 94.58% (up 4.57%).

Some of the home sales are taking place with home buyers that are being pushed further out from the DC metro area by the higher prices in neighboring Montgomery County, which had an average sales price of $485,254 in December.

All prospective home buyers, including investors, that plan to use mortgage financing are advised to obtain a pre-approval letter from their mortgage lender as one of the initial steps in the home purchase process.  Those without evidence of financial ability will not be taken seriously by listing agents and their home seller clients.

Some relocation families try to avoid short sale transactions because of the uncertainty.  A high percentage of short sale contracts fail to reach settlement because of the needed transaction approval by the secured mortgage lenders.
