Pollyanna Never Sold Real Estate: How Americans Lost Their Optimism & Trust

 There is definitely something about Broker Bryant's posts that always get me on my soapbox. His most recent feature includes some fascinating responses to the often heard Pollyanna statement: "NOW IS A GREAT TIME TO BUY REAL ESTATE".

Well, it isn't a good time for everyone. 

This is like saying "Now is a great time to fall in love". Everyone wants to fall in love, and everyone wants to own real estate. But who are we to say the timing is right for ANYONE to do ANYTHING?

I bet there are few of us who have found love at the wrong time in our lives, had to admit it, and just move on. I'll bet that there are a few of us who found love at the RIGHT TIME, but were too afraid to take advantage of it.

Just because prices are low, rates are low, and inventory is high, is it a good time for everyone to buy real estate? Well, NO. In fact buying real estate right now can range from questionable to downright impossible.

Please remember when the market was at its wildest, and appreciation was soaring, the real estate industry was STILL saying "NOW IS A GREAT TIME TO BUY REAL ESTATE".

So Americans bought in. They believed in us. They trusted us. It was all so easy.

Then, the world came crashing down. The clock struck midnight, the ball was over, and the glass slipper was lost.

So far, no prince charming has shown up. And buyers are smart enough to understand that anyone who tells them 'NOW IS A GREAT TIME TO BUY REAL ESTATE" doesn't have a glass slipper....they have a plastic shoe and a Pollyanna mentality. Neither one fits.

The truth is huge numbers no longer have THE ABILITY to buy real estate.

They do not have the equity to sell the house they bought. They cannot qualify for a house due to tighter lending guidelines. They have ruined their credit when they "let their house go" (back to the bank).

Huge numbers no longer have the DESIRE to buy real estate.

They have watched their their net worth plummet as prices have declined. They open the paper every single day and read about the high rate of foreclosures, and the record breaking slump in the housing market. They are afraid of more turmoil, and further price drops.

 You can have DESIRE, but without ABILITY, it won't matter. You can have ABILITY, but without DESIRE, it won't matter.

For it to be a "GREAT TIME" to do ANYTHING, both ABILITY and DESIRE must intersect. Although not justified, the American consumer has been quick to blame the real estate industry for all the housing woes that exist. Some openly, some secretly.

Still, this is the market mentality, which is separate from market reality.

This means it is EXTREMELY IMPORTANT for everyone in the industry to understand that real estate buyers will need to be handled differently from this time forward.

It may not be justified, but let's face it, they feel betrayed. We are all in a position of re-gaining their trust and re-building their confidence. A sunny outlook just seems false when President Bush is taking emergency measures to save the housing industry.

It is time to come clean and tell it like it is.

Lose the Pollyanna approach and go find the glass slipper your client lost somewhere along the line. Straightforward talk and  strategic guidance will go much further with bewildered, beleaguered home buyers.

Thanks Jason. I now think I am a classic case of a reformed PollyAnna. I have learned the hard way to straight talk. Damn, that is hard for me!!!!!

 It may not be pretty, but telling it "like it is" is what clients appreciate, and what is best for the transaction. They understand loans are a struggle, even though they DO still tend to take it personally.

It is rare these days to tell a borrower: NO PROBLEM! This loan is a cake walk.

 (What's a cake walk?)

I know this is hard to believe Janet, but straight talk was never hard for me.  I had & have other obstacles in my constant evolution as a Mortgage Professional/Loan Officer/Mortgage Consultant....whatever you want to call what we do.

Cake Walk?  Not sure.  If things don't work out at our respective firms, we could always band together and form Cake Walk Mortgage:-)

I love your sense of humor, Jason. And I love the name cake walk mortgage. No one would ever forget it and it would be easy to brand. Just think....door to door handing out cupcakes! Every closed client gets a (you guessed it) cake!

We become so famous that there is a picture of you, shirtless, popping out of a giant cake everytime the prime rate is lowered.

Keychains are the shape of a cake! And our slogan becomes "LET THEM EAT CAKE."

Seriously, I am sweet on this idea. Do you have any ideas to add frosting on the cake?

janet, As BB points out, the message should be strategic (and so do you in your Blog)  The market is what it is so the prevailing techniques and messages have to change to meet new market conditions.  For those who are market concious, this happens a lot faster than those who still rely on yesterday's messages.  But in any case, we need to be realistic but still try to put a positive spin.  The newspapers already do a good job of creating a self fullfilling prophecy.  AJ

Janet, I love getting you riled up!!! As I read through the comments on my last post I see so many that are just not getting it. Whether "It's a great time to buy real estate" or not is not the point. The point is the fact that that ad campaign is very.....how can I say it......"Use car salesman like". Not only is not true in many areas but it simply is trying to pull the wool over the consumer's eyes. It's a turnoff and does the exact opposite of what it is trying to achieve. For me, presentation is everything.

I feel we need to stop advertising market conditions, either real or perceived, and start advertising what a REALTOR(R) can do for you i.e counsel, guide, interpret data, be a calming force etc...I don't need my REALTOR(R) association to help me sell houses I need then to help me build value in what I do. 

The consumer is very smart and see can right through shallow ads like "Now is a great time to buy real estate". Why can;t we just speak the truth and provide the consumer with the info they need to make a good decision? Maybe that's being too professional:)

AJ: Realistic with a positive spin...I like that. As I have said before, I have been accused of having a ridiculously sunny disposition. However.....people are not feeling sunny these days..they are desparate for information and clarification about what is going on with real estate. It is the perfect opportunity for the real estate world to market about how much the world needs real estate professionals. It is the perfect time for us to go from used car salesmen to couselors and problem solvers. That is what the market is hungry for.

Okay BB, there may be an entire continent between you and me, but we are always on the very same page.

A much better slogan would be 'NOW IS THE TIME YOU NEED YOUR REALTOR"

Would you pease go tell them that BB? We have a very nice window of opportunity right now because things are so complicated and challenging. With the right marketing, we could change the used car image, and sell many more houses.
