Really, it is. I’m not talking about those cake mixes where all you do is open the box, dump in the mix, add some water, stir, throw it in a pan, stick it in the pre-heated oven and presto you have cake in 30 minutes. No thought, no planning, nothing to it.
BUT some folks DO try to sell a house this way. No thought, no planning, nothing to it. Problem is, when you bake a cake this way at least you get the cake. Selling a house this ways yields nothing most of the time except long marketing time and frustration, although you may luck out in a seller’s market. You’re better off baking a cake out of a box.
Anyhow, back to cake baking and selling your Carlsbad home.
Consider this. You need to have a recipe, a set of guidelines to follow. Same with selling a house. There are just some things you need to do, and do them right, or no sale. Things like paperwork, disclosures, obeying state and federal laws, and so on. You can’t leave out critical ingredients, for example, or you get in trouble. You end up with crummy cake. Or a lawsuit. And extra costs.
Of course someone has to do the actual mixing and measuring and throwing it all together. Now if you are really smart, you will have a sous chef (that’s the person who does all the measuring and putting stuff in nice little bowls for you, the chef, to throw in the big mixing bowl). It’s a bit like you and your REALTOR. Your REALTOR provides you with advice and counsel, takes care of much of the paperwork, gives you the right information, tells you how to prepare your home to sell, and so on. You just need to put it all in the bowl while following the recipe. As the chef you have to do your part or the cake won’t get baked. Nor will your house sell.
Now here’s the critical part (same with cakes). The temperature has to be correct. Otherwise it mucks up the cake, even if you use all the right ingredients and the correct pan. Same is true of selling a home. Think of the temperature as the price. You use the wrong price, it fouls up the sale. Just like your cake. They don’t bake my themselves, do they?
Assuming you have followed the recipe (all the guidelines, etc), you didn’t substitute anything trying to be clever (hmmm, like not disclosing something to your agent, or not taking care of critical repairs hoping buyers won’t notice), and the temperature was right, you will end up with a nice cake. Your listing will result in a contract, get through the escrow process, and then go to closing. That’s the icing on the cake, so to speak.
Of course some cake recipes are more complicated. True for selling houses because of location, condition, size, your particular market and so on.
But if you can bake a cake then you CAN sell a house.
