Hi Dave -- you're right many of the tenants I have worked with over the years have become buyers and in some cases sellers as well -- it looks like San Clemente has some nice inventory of properties for rent/lease too -- we are experiencing a lack of inventory in the category too.   Plus I imagine you have some seasonal rentals too -- San Clemente is such a desirable place to visit as well as live.
