Over the past 6 months we've seen more and more banks offer sellers cash incentives to cooperate with a short sale. These cash incentives don't typically rely on the owners still living in the property. It all depends on which bank your loan is with.
Recently we had one bank give almost $10,000 to an owner at close of escrow, and the owner hadn't lived in the property for over 3 years and hadn't made a mortgage payment in over 2 years, all the time he was collecting the rents from the tenant.
