So just how heated is the Orange County Real Estate Market? Buyers are competing for very little good inventory and competition to buy is as high as I have ever seen – yes even higher than at the height of the last real estate boom. So what’s a buyer to do to make their offer stand out in a crowd – bake a cake of course!

This is based on a true story and not made up. One of the buyers that I am currently working with diligently checks her new listing updates multiple times a day. Whenever a new listing comes to market in Mission Viejo that has any potential we look at it asap and make a solid offer asap. Most offers are over list price and buying has been a challenge even for this well-qualified couple.  Earlier this week we submitted another strong offer over asking and the sellers informed us that they would be looking at all offers next Monday and responding.

While I always write a strong email with the offer submission sharing why my clients are perfect for the home and why the home is perfect for them, my buyer asked if she could also write a letter. “Absolutely, I will be more than happy to submit it along with your offer”, I replied. After a long delay, my buyer said “Oh no, I want to hand deliver it to the sellers with the cake!”

The cake is a nice gesture but I assured my buyer that the listing agent would probably not like her contacting the seller directly and I assured her that her letter would find its way to the sellers via the listing agent. The cake was a sweet idea and who knows, maybe it had a pen in it for the seller to sign our offer!

Sellers take note, if you are looking to sell your home in South Orange County, now may be the perfect time – interest rates are at historic lows, prices are up approximately 20-25% over last year and approaching previous peak levels, and buyer demand is extremely high. I can assure you that I really do have buyers in most South Orange County communities – especially if you have homes for sale in Mission Viejo! You may even get a cake!

Now that is thinking outside the cake box.  That would have been a great gesture.  A letter from the buyer goes a long way.  We had multiple offers on a property last month and the sellers chose the buyer who submitted a heart felt letter.

Hi Dave -- in a crowded field with multiple offers, buyers need something to stand out in the crowd -- typically that means price and/or great terms but maybe it's a freshly baked cake -- keep us posted.

David, this is an outstanding offer, but I too would discourage any interaction between buyers and sellers if possible.    Have not had a buyer offer to bake a cake just yet, but that could happen!

I love this. I hit the suggest, which is something I rarely do because I never have enough time to stop and think about it, LOL. I had an offer today way over list price with a $50,000 earnest money deposit. On a short sale, even!

So the question is, did they get it?  I think that would have been a sweet idea.  I think I would have told the buyers to go ahead and bake the cake and then I would have presented the offer in person to the buyers and brought the letters and cake along with the presentation.  That certainly would have differentiated you and your buyers from all the rest! -Kasey

Hi Kasey - like your idea. I will add a follow up comment with the results on this one - sellers selecting an offer on Sunday/Monday. Price is pushing record comp and 2 realtor open house was chaos so multi offer scenario is a given. Regards Dave

I'm not a huge fan of multiple offer scenerios.  Buyers have to be agressive and it's tough as an agent to help them with what they should offer, especially if you don't know anything about the other offers.  Good luck, let us know! -Kasey
