Simply speaking, negotiating the sale of a home tends to fall into three categories:

  • Easy
  • Going to require some skills and work to reach an agreement
  • Failed because no one could effectively negotiate

Simply speaking, the negotiators tend to fall into three categories as well, they are:

  • Easy
  • Have skills and know how to effectively negotiate
  • Do not negotiate well

Somewhere in the mix – there is the Buyer who attempts to run interference - hurdling over their own agent because they think they can negotiate better.

And it usually sounds like this, “Wouldjatake….?”

For the “wouldjatake” buyers – if you attempt negotiations this way, here are the two responses you should get:

  1. Silence. Because real estate agents won’t (or shouldn’t) negotiate directly with another agents client
  2. Next. “My client will look at anything your agent puts in writing.”

Keep in mind, verbal agreements can be binding, but it’s best to put any “wouldjatakes” in writing – it’s the beginning of the most effective first step of negotiating “whatyoudgive”.

Nice post, here in the south, you have to stop and ask yourself, What did they just say?  Sometimes you just fake it and go on. Funny.
Have a great 2013!!

Nice post Gabrielle. Had an agent call me yesterday on a listing and give away his clients position. Oh well, good news for my clients.

Great post! A great negotiator will not have a client that would even try to hurdle them in the first place. This is a great post for Newbies in the business..

Good morning, Gab..... suggested..... I don't take verbal offers.... I want it in writing and then we'll run with it.... until then, they can take or give, it doesn't matter,.... my seller will never be bothered with it.

Great post, Gabrielle.  Getting emotions out of the negotiations is one of the first things I try to do.
