Oh yes, this is SO TRUE. I find buyers that believe the builder's representative in the show home represents THEM and THEIR interests, AND I find those same buyers think the builder will have the home inspected too. This article gives a brief insight into the reality of the home inspection segment- GET ONE, and don't rely on the builder. Get represented too- find a good agent to represent and educate you in the new home buying process.
We forgot that. We missed that. And the list goes on.
On a brand new home inspection, you would think that there would be very few things to find when inspecting for the buyers.
Not so in this case. Desert Sun Home Inspections has a challenging time when inspecting a newly constructed home.
Many times there is no one there to answer all the questions about the home. In this case the actual builder was there.
I would ask a question about an "issue" and he would say "We missed that" or he would say We forgot that".
When building a new home, you cannot do just that. Miss things or forget things.
Here are two examples of why you don't just miss things or forget things.
Here we have a missing dryer vent hood. i did find the hood inside by the water heater. It was broken and in disrepair. I told the builder to replace the unit with a single flapper type of hood.
Here we have a beam across the front entry way that was not finished out. The ends of the beam are open and will let the insects get in.
"We Must have missed that".
Attention to detail is what home building is all about. I hate being the bearer of bad news for anyone. Even the buyers who think the new home should be in perfect shape when I inspect it.
Have a great day everyone.

When it comes to Quality home inspections. Simply put, we are the best.
This is a must see post for any home buyer thinking of buying a new home. No matter the builder, there needs to be an inspection. If there is nothing found, then it provides a peace of mind for the buyer and the builder. All parties are happy.

Specializing in traditional (equity) Florida real estate, Florida short sales ( pre- foreclosures), we can sell your home regardless of your financial needs. It’s fabulous if you do have equity, but if not, we can still help.
We don’t just try to sell your home; we actively market your home. It takes FULL TIME marketing and lead generation to keep your home in front of the internet population, which is where most home buyers begin their search, and you need ongoing EXPOSURE.
With so many SHORT SALES and underwater homes in the Tampa Bay area market, if you owe more than your house is worth, you have plenty of company. We can help sell your home and negotiate with the bank to sell the home for less than you owe on the mortgage.
If YOU, or SOMEONE YOU KNOW is thinking of SELLING A HOUSE, contact us NOW at 855-677-7653 to see what your Tampa Bay area real estate is worth.
Call 855-MRS-SOLD, that’s 855-677-7653, If selling, the more details given, the more accurate the evaluation. All information you provide is secure, and will be kept confidential.
