The evolution of fence sitting

During the period since the housing crash, there have been a lot of folks who were waiting for prices to finish their plummet.  They waited and waited.  Eventually many got tired of sitting on the fence and made a commitment to upgrading their lifestyles.  Few regretted their decisions, and many were financially rewarded for their procrastination.

Today's fence sitters are a different breed entirely.  They know that there will be a better opportunity at a lower price.  They just keep sitting there, watching as all the better deals appear in their rear view mirrors.  Fact is that, if you haven't made that life style upgrade yet, it's probably going to cost you more.  Home prices are rising, not rapidly but definitely going up.  In a rising market, a delayed decision effects the need for a choice -- either get less house or pay more money. 

With days getting noticeably longer, many folks are now able to go out and tour a few homes after work in daylight.  The number of house hunters is increasing daily, and that means more competition for the best opportunities.  Call me now for help planning a sensible buying strategy.

If the folks in our market are still sitting they better get off the fence as the bottom has been realized and the market is on an up-cycle.

Hi EJ - we all heard the same story but the smart buyers bought. Prices are up in our area quite a biit from the bottom and doubt they will return. Best to jump in while prices are still good and interest rates are incredible. Regards Dave

Dana & Dave, although we know that all real estate is local, the upward trend is almost nationwide now.  We're hearing a lot of CWS -- Coulda, Woulda, Shoulda.  Sitting on a fence is costly, and it's also a bit uncomfortable, expecially the picket fences:=))

Today's indecisive buyers are similar to some sellers in a declining market, lowering their asking price incrementally, but not enough to get an offer.  Likewise, some buyers are finding that they need to change their expectations, but they can't seem to move into the range of possibility.  For a while there were sellers chasing the market.  I guess now it's the buyers' turn.
