Great Washington, DC Neighborhoods: American University Park

A friend of mine once described the houses in American University Park as 1930’s track housing.  Well, by 2013 it is not apparent that once upon a time many of these homes looked pretty much alike.

The first homes built in AU Park in the 1920’s were mostly frame bungalows and a few brick semi-detached homes.  Then in the 30’s the rest of the lots began to fill up.

The WC and AN Miller company developed the neighborhood, and while there are a lot of brick center hall colonials in AU Park, but over the years, the owners have built various additions, porches and made other changes to distinguish their home from the neighbors.  And there are also Cape Cods, and some interesting stone houses.

AU Park is one of the District’s most popular neighborhoods, and it’s not just attractive homes.  It’s got Janney Elementary, a great neighborhood school.  You can walk to a brand new public library, which is located right across the street from the Tenly/AU Park Metro.  There are groceries, restaurants, and lots of fun stuff going on at American University.  And while you might not want to ditch your car, AU Park has a walk score of 78, which translates to “very walkable”.

Of the homes that sold last year, the prices ranged between $$600,500 and $1,437,200

If you want to live in AU Park, you have to stay totally on top of the new listings as they come on the market.  While a few homes (the ones that smell like cats and are overpriced) may linger on the market, but most fly off the shelf with multiple offers.

Over half of the homes in AU Park sell in seven days or less.  And almost half of them sell for more than the asking price.  And if you were looking for a home in AU Park right now, this neighborhood of 2700 homes has only one that is currently For Sale, and it's been on the market for almost two months.

What a wonderful neighborhood!  It looks like it has a ton of charm and each house seems very unique - the total opposite of today's track housing.  I love the older homes.  (Mine was built in 1909)

Sondra, makes me wonder if the neighborhoods built today will aquire this type of charm in another eighty or so year.  That assumes the houses last that long.

You said it Patricia.......homes being built today probably won't be standing in 80 years.  These homes have so much charm and it looks like such an amazing place to live.  More than half sell in 7 days and for over asking price, that speaks for itself.

WC & A.N. Miller is a name recognized by agents who have been around for a while. 

If I'm not mistaken, they also developed the community of University Park in College Park in PG County MD.
