Princeville Kauai condo (and house) + short sale update for the week of Jan 13th to Jan 19th

We’re experiencing our own form of winter weather this past week, with “chilling” temps in the 60′s along with gusty downpours. Our North Shore beaches were closed for a few days (not sure if they are closed today or not) due to the high surf, although the high surf warning remains in effect. I love to see the whitewater from my condo.

Even more fun is seeing the whales, which have been somewhat sparse so far this year. My first sighting was Friday where it appeared there were two whales having a tail slapping contest. They both slammed their tails or “flukes” into the water several times before diving. What a sight.

As for real estate, it’s remained steady with plenty of buyers out looking with a few taking the leap to home ownership. Take a look at what went on this past week:

New Listings:
The developer’s Ka’iulani unit 3 is back on the market at a new low price of $1.350M. Listed off and on since 12/06, this unit has been priced as high as $1.995M. Puamana 26A is new on the market priced at $339K. This single level end unit was purchased in 1/04 for $325K.

Sales:
Short sale Sandpiper 108 finally closed at the list price of $180K cash. This unit went into escrow in 6/12 and was purchased for $485Kin 6/05. I’ve already had one call asking if there were more Sandpiper units priced at $180K. The short quick answer in NO. Please note that this unit was on the market over 700 days. It started at $245K back in 2010 and slowly worked it way down as it went in and out of escrow several times. It finally reduced to $180K in 6/12 and went into escrow shortly thereafter.

One story Puamana 12A sold for $371K cash while listed for $375K. The unit was initially listed for $400K and finally found a buyer when it reduced to $375K in 12/12. The prior sale was for $287,500 in 12/01.

Under Contract:
Ka’iulani 50, which went into escrow on 1/8, moved to under contract. This unit is priced at $1.099M.

Withdrawn:
Puamana 8D, priced at $295K was withdrawn after 149 market days. This townhome was purchased for $80K as a leasehold property in 8/87 and converted for fee simple in 10/00 for $35,700.

Price Changes:
Two of the developer’s Ka’iulani units increased in price. Unit 55 went from $$998K to $1.099M and unit 53 went from $1.099M to $1.199M. Plantation 821, which was purchased for $600K in 4/08, reduced from $575K to $569K.

As you can see, there were two that went into escrow and three price reductions, along with one new listing. If we keep having price reductions we’re bound to have more sales.
