Braemar Property Values:  November-December 2012 (Courtyard Series)

We're one month into winter and still no snow in Braemar.  Some of you may cheer at that, but not me.  I love at least one good snow each winter and flurries don't count.  In my book, if it's going to be cold, it may as well snow.  Give me a change of scenery with a blanket of white on everything.

With 2012 behind us, we can take a look back at the Braemar Courtyard home values for the months of November and December.   In case you are unfamiliar, a Braemar Courtyard home is one of three different models that share a private courtyard driveway and have very small yards.  Models include the Arlington, Ballston and Clarendon.

There were three Braemar Courtyard home sales during the last two months of 2012.  Two were Arlington models and one was a Ballston.  The high sales price was $354,900, while the low was $340,000.  The average of all three sales prices gives us our new average market value for Braemar Courtyard homes--$346,900.  Since there were no sales during the previous reporting period of September-October 2012, we don't have a report to report comparison on value.  However, looking back to last year, the average market value of a Braemar Courtyard home is up nearly 5%.  

If you placed your Braemar Courtyard home on the market, priced to current market conditions, you could expect your home to be under contract in an average of about two months.  One home was on the market for 150 days, another for 30 and one sold in 2 days!  You could also expect a buyer to ask for an average of nearly 2.5% of the sales price in closing cost help.
